It’s hard to believe that it is almost time to say goodbye to 2017. As we all prepare to celebrate the warmest, most joyful time of the year, we at LANDFLIP have a gift for our customers, that will continue to make selling land easier than any other land for sale website. If you’re already a LANDFLIP Pro Seller, then you know you have access to features not included with our Premium or Standard plans. This month, we rolled out Comparable Sales Data- our gift to you this Christmas!
What’s Comparable Sales Data?
For the non-agents reading this, comparable land sales data is what land agents and appraisers use in order to come up with an appropriate value for property. They will typically look at three comparable sales, or “comps”, to help clients determine the fair market value (and asking price) for their property. Agents want to get those new listings under contract as quickly as possible, and the best way to do this is to determine how much people are willing to pay by discovering how much people have paid for properties that are similar in size and location, within the last 6 months.
Where do I find it?
We’ve made it easy to access the new data. Simply log in to your Seller account, and click “COMPS” (located on the left sidebar). Search by State, County, City or Zip Code. To make sure you’re comparing apples to apples, sort in order from newest to oldest, price (highest to lowest) and acreage (largest to smallest).
Not a Pro Seller? No problem. Simply upgrade your account to Pro to gain access to land sales comps and much more!
Comps are based on sold properties, but it’s also important for land agents to know what’s currently on the market. Now, Professional Sellers can do this all in one place- here on LANDFLIP.
