The current and previous owners practiced very good deer management using the Deer Management Assistance Program (DMAP) and a hired wildlife biologist. This Louisiana hunting property borders the 11,000+ acre Buckhorn Wildlife Management Area (WMA) and is just across the highway from the Tensas Refuge & Big Lake WMA, all providing exceptional wildlife habitat backup. There are turkeys on the property, but the wildlife habitat is not the best due to the thick palmetto. With proper management of the food plots and development of the 5-acre parcel mentioned above, it could help keep birds on the tract.

Approximately 160 acres of the tract had some timber cut as part of a management plan by the Natural Resources Conservation Service (NRCS). This created additional food plot locations and opened the tree canopy to allow for more forage plants. The cleared lot is approximately 2 acres and has power available. Since each camp must have its own water meter, a water line from Hwy 4 can be run to the lot. The camp area is next to the 10.8 +/- acre stocked trophy bass pond that is managed by a biologist. A submersible pump/well is available to maintain the water in the pond. The pond/well is owned in common with the other 3 adjacent camps. Other than that, everyone owns their own camp and land.

The sellers reserve 50% of the 50% mineral rights they own. The tract will need to be surveyed to determine exact acres. An additional 408 +/- adjoining acres, with a large lodge and barn is available.
