Sealed Bid Offer: Traders Hill
AFM Land Sales, LLC (AFMLS) has been retained by Forest Investment Associates who is soliciting sealed bids for approximately 5,427 +/- contiguous GIS acres known as Traders Hill in Charlton County, Georgia. This unique Georgia timberland for sale will be offered in its entirety as a lump sum, single-phase event.
THE PROPERTY
There are 4,279 +/- acres of various ages of pine plantation, 909 +/- acres of natural hardwood bottomlands, 77 +/- acres of non-forested land and 162 +/- acres of recent cutover that is suitable for pine plantation management.
Eighty-two percent (82%) of the acreage is currently classified suitable for pine plantation management, while the balance of the acreage is in hardwood bottomlands (17%) and non-forested areas (1%). The upland acreage (4,279 +/- acres) is dominated by a diverse age class distribution of pine plantations growing on productive coastal plain soils with an average site index of 75 feet (base age 25).
This land for sale in Georgia has 2,156 +/- merchantable pine plantation acres (≥15 years of age) which carry over 195,800 tons of pine volume equating to an estimated 91 +/- tons per acre. In total, there are over 239,000 +/- tons of merchantable pine, hardwood and cypress timber.
PROPERTY LOCATION
Traders Hill is located in central Charlton County, Georgia, five miles west of Folkston and two miles east of the Okefenokee National Wildlife Refuge. The east main entrance to the refuge shares a southern property boundary of Traders Hill.
OFFERING PROCESS
Prospective bidders are invited to participate in the process upon complete execution of a Confidentiality Agreement (CA). The sale timeline is generally described as:
September 19, 2016: Data Room opens.
September 19 – November 1, 2016: Buyers may inspect the property or request property tours.
November 1, 2016: Bids and marked up copy of Seller’s Purchase and Sale Agreement are due.
December 14, 2016: Closing is scheduled for this day or can be sooner upon request of the successful bidder.
