Productive Row Crop Land in the Heart of Alabama’s Black Belt

The newly listed Wilson Farm is comprised of 920 +/- acres of row crop land and catfish ponds in Marion Junction, Dallas and Perry County, Alabama. There are approximately 700 +/- acres of land suitable for row crop production. That land is currently on an annual lease to a local farmer. The sellers believe there is approximately 50 more acres that could be cleaned up to use for additional ag production.

There are about 100 +/- acres of catfish ponds that are stocked with fish. The row crops have been planted for the season, and there are catfish in the ponds that will be harvested by December 31, 2019.

The soils on this agriculture land for sale are fertile, typical Black Belt soils. The predominant soil types are Vaiden, Sumter, Henry, and Oktibehha clays, Leeper loam, and Okolona and Kipling silty clay loams. Most of the land is in 1% to 5% slopes. The majority of these soils are Class 2 and 3 soils. The land is not currently irrigated, but irrigation could be added if desired. The land is not currently enrolled in any government farm programs.

A good internal road system leads throughout the tract. The terrain is gently rolling over the property. Approximately 110 acres, on the west side of the property are in Perry County, and the remainder is in Dallas County. The land lies along paved Dallas County Road 21, which is a good farm to market road. The current farmers are willing to lease the catfish ponds back if the new owner likes. There is power to the various catfish ponds, and there are several wells throughout the tract. The main well can pump 400-500 gallons per minute, and there are two wells that are smaller.

One of the catfish ponds has been converted into a large duck hole of about 25 +/- acres, and it holds a surprising amount of ducks for this part of the state. Wilson Farm is located in the heart of the Black Belt, which is widely known as one of the best deer hunting areas in the state of Alabama.

The combination of fertile soils and abundant food on the ag land produces some large whitetail bucks. There are several shooting houses and food plots located on the property. The land adjoins two large high fenced hunting properties, and this property would also make a good candidate for high fencing. Bear Creek and a couple of smaller streams flow through the property.
