Laying the Groundwork for 2014

Now is the time when everyone is preoccupied with cooking and baking, visiting family and friends, attending holiday parties, decorating their home and frantically shopping for items on their holiday gift list. This time of year, when the market tends to slow down, many land agents take some downtime and scale back their efforts, after a year of hard work in strong land market. Agents with extra time on their hands should begin laying the groundwork to help ensure a prosperous 2014. Here are a few tips to help you get the ball rolling for the New Year.

Make Contact with Your Current Clients

The holiday season is the perfect time to reconnect with your current clients. You want to be the first land agent that comes to their mind when they are looking to buy or sell property, or when they refer a friend or neighbor. Send them a personalized Christmas card or an inexpensive gift. Clients will appreciate and remember these small gestures.

Stay busy- “Money Never Sleeps”, right?

It’s true, the market tends to slow down this time of year, but people are still searching for land. Make yourself the land agent that is available when others are not; return calls and emails promptly. While many agents are setting up their “Out of Office” messages and putting everything on hold until after the New Year, you can be lining up appointments well into January. It’s the social season, and no better time to get out there and do some prospecting! Attend some of the holiday parties, especially those offering the opportunity to network with industry peers, and generate some new leads by being involved in local community and charity events.

Straighten Up Your Work Space, Organize Files, & Update Contacts

Since you are not as busy with day-to-day demands this time of year, it’s a great time to straighten up you office. Go through any paperwork and mail that may be cluttering up your desk, organize your files, and get rid of anything you no longer need. Update contacts in your contact management software and make sure any new leads are entered into the system. Pay special attention to the leads you acquired in the past year- chances are you’ve got some hot ones in that might have slipped through the cracks!

Update your Listings, Websites, and Social Media Profiles

Start by updating your current LANDFLIP listings and removing any listings that have expired or auctions that have passed. Take care to ensure the listing prices being shown are correct. If anything has changed, make the necessary edits. Consider adding some new pictures to “freshen up” your listing and to allure potential buyers to hone in on your land for sale. Visually inspect your personal website and make sure everything is current and appealing to visitors. If you’re on LinkedIn, Facebook, Twitter, Google+, and others sites for agents like ActiveRain, take a few minutes to update your profile.
