Irrigated Farm Along the Banks of the Bayou

Irrigated Farm Along the Banks of the Bayou

This 261 +/- acre irrigated farm in Madison Parish, Louisiana, is located between Talullah and Waverly on the north side of I-20 and Hwy 80. It offers almost 250 tillable acres per Farm Service Agency data.

The remaining acres of the hunting farm are in large hardwoods along the bank of the bayou bordering the west boundary, a small strip of woods along the south boundary, and ditches. These wooded acres, along with its location in Madison Parish, can provide good deer hunting or hunting lease income for the owner.

Almost all the 250 +/- tillable acres are watered by way of 8 electric wells – most with underground power – situated throughout the tract to utilize the rolling ground and poly pipe for row fall irrigation. A gravel road runs the entire length of the north boundary providing all-weather access.

The crop farm currently leases at a rate that provides around 2.5% return at the asking price. This lease could likely carry over for a new owner if desired or the new owner could negotiate his own lease or farm the property himself. The current lease is year-to-year and held by a quality operator.

The farm has been very productive according to the owner and recent yield reports. The soil is composed of primarily Sharkey clay and a Tensas-Sharkey complex.

NOTE: There appears to be more than 261 acres in the tract according to GIS mapping software, but the legal description of record will be used, and it calls out 261+/-. The farm’s boundaries are well-defined on the ground with the bayou, the public road, and a well-established turn row on the east.

LOCATION: Situated on the south side of McCoy Road. From the grain bins on Hwy 80 at Waverly, go east approx. 9.6 miles to West Bear Lake Road to the left (north). On W. Bear Lake Road, go approx. 2.4 miles to McCoy Road to the right (east) just before the Bear Lake dam. The property starts at the intersection of W. Bear Lake and McCoy and runs over ¼ mile to orange flagging at a turn row on the east boundary of the farm.
