Alabama Multi-Use Property Checks A Lot of Boxes
Sweet Hill Farm is a beautiful 153 +/- acre agriculture and recreational property located in north Coffee County, Alabama. Rolling cotton fields, abstracted by hardwood streamside management zone (SMZs) create extraordinarily scenic views on this farm. This is a multi-use property that checks lots of boxes for today’s land buyers, recreational and investment alike.
Sweet Hill Farm is an income producing property with an active farm lease; the cultivated acreage accounts for 56 acres of the tract. The crops grown in rotation the last two years on this crop farm for sale have been corn in 2021, and cotton in 2022. The sandy loamy soil on the tract is conducive to growing several types of southern cash crops: cotton, corn, peanuts, and soybeans. If fenced, this ground would also be very suitable for converting into permanent pasture or hay fields or could be planted in summer and winter grazing for stocker calf (commercial cattle) production.
The open acreage on this hunting farm also leaves a big blank canvas for the outdoor enthusiast, there are several locations that could be left out of next year’s crop production that would be outstanding locations for large food plots. The narrow 4-acre field on the west boundary would make an excellent dove field.
The forested acreage accounts for 96 of the total acres. Approximately 25 years ago the timber was harvested off the property and is now a nice stand of natural regeneration hardwoods. There are areas of large old growth hardwoods along the SMZs of the 3 seasonal watersheds, and along the banks of whitewater creek. White & red oaks, poplar, gum, and sycamore are all found in numbers on the property, and there are even a few cypress brakes that can be found near Whitewater Creek.
While 56 acres of this tract is open and in cultivation, the tract in its entirety can be utilized for hunting whitetails, turkey, dove, and waterfowl. The unique shapes of the fields, locations of water, food, and cover create hunting opportunities around every bend in the woods. This is a highly desirable area of Coffee County for all types of hunting south Alabama has to offer.
Whitewater creek is a major water shed that feeds into the Pea River approximately 9 miles south of the property. This beautiful cold-water creek carries a high-volume water across the south boundary of the property for wildlife that can create pockets of flooded cypress and hardwoods during the rainy season that could provide refuge and hunting opportunities for waterfowl. There are three other seasonal creeks on the property, two of which have locations for potential pond sites if a new owner elected to build one.
The lowest elevations (220′) can be found on the southern end of the property near whitewater creek, and the highest elevations (310′) can be found on a high plateau on the north side of the property as soon as you enter the gate. This would be an ideal home site or camp site; power is available at the county road.
The sale property is subject to a 1-acre lifetime leasehold estate on the southeast corner of the property on the creek. The previous owner was granted a lease for an annual camping trip along the creek. The lease is not transferrable. See map in listing pictures.
This property is located 20 miles south of Troy, 18 miles north of Enterprise, and 90 miles from the Gulf Coast.
