Using a Land Specialist
Most people use specialists at some time or another. Whether fixing your health or your car, we want to go to the person with the most knowledge! It would only make sense to do the same when investing in land. This is where you may want to consider someone who is a member of the REALTORS® Land Institute and has an Accredited Land Consultant (ALC) designation. The ALC designation is the esteemed credential of the RLI, it is obtained only by those land specialists who, demonstrate the highest level of knowledge, and professionalism.

My good friend Cliff is absolutely correct. Last November our National Association Board of Directors approved the addition to the word “Land” in our Realtor Code of Ethics Article 11 which states…
“The services which REALTORS® provide to their clients and customers
shall conform to the standards of practice and competence which are
reasonably expected in the specific real estate disciplines in which they
engage; specifically, residential real estate brokerage, real property
management, commercial and industrial real estate brokerage, LAND brokerage, real estate appraisal, real estate counseling, real estate
syndication, real estate auction, and international real estate.
REALTORS® shall not undertake to provide specialized professional
services concerning a type of property or service that is outside their
field of competence unless they engage the assistance of one who is
competent on such types of property or service, or unless the facts are
fully disclosed to the client. Any persons engaged to provide such
assistance shall be so identified to the client and their contribution to
the assignment should be set forth.” (Amended 1/10)
It is not the fault that all Realtors are not educated in Land Brokerage” nor is the fault of the Buyers/Investors that they think all Realtors can provide any type of brokerage service.
It is up to all of us who understand the complexities of Land Brokerage to spread the word through media like this and encourage ALL Realtors that are interested in Land Brokerage to seek education.
It is up to the Buyers to seek out Realtors who have Land Brokerage training…
Finally, it is up to the Broker/Owners to require their agents to acquire the proper training before engaging in a Land Brokerage transaction.
