Simple Tips & Tricks to Capitalize on Your LANDFLIP Account

Spring isn’t in bloom just yet, but here at LANDFLIP, we’re already experiencing a significant increase in buyer traffic, with a steady stream of leads flowing in. Real estate professionals know that in this industry, Spring is the most active time of the year. There is an innate optimism in the season that entices buyers and motivates sellers. Don’t miss out on the opportunity to showcase your land listings and use the positive energy of the season to get those listings SOLD! We at LANDFLIP thought it would be helpful to offer both our current and future customers some simple tips and tricks to get your listing noticed and to make the most of your LANDFLIP account.

Simple Tips & Tricks to Capitalize on Your LANDFLIP AccountStart by updating your current LANDFLIP listings and removing any listings that have expired or auctions that have passed. Take care to ensure the listing prices being shown are correct. If anything has changed, make the necessary edits.

Consider adding some new pictures to “freshen up” your listing and to allure potential buyers to hone in on your land for sale. Both Standard and Pro accounts have unlimited photo capability- so take full advantage! Also, check to make sure you have pinned the correct location for your listing on the Google map. Both our account plans allow you to upload any custom map type such as a plat, topo map, soil map, or timber data and we suggest all account holders utilize this LANDFLIP feature. Pro account subscribers can even use enhanced mapping to easily add property boundaries and visual points of interest markers to listings.

Don’t hesitate to post a virtual tour directly to LANDFLIP and YouTube, since this is an option for both types of accounts. Highlight the unique features of your farmland, timberland or ranch for sale, while creating a virtual experience for visitors to our network of websites. Virtual tours will make potential buyers feel as if they’ve actually walked the property, without ever leaving the comfort of their home.

Connecting with buyers and sellers via social media is a free and easy way to increase your name recognition and boost your number of closings. For those with a Pro account, LANDFLIP provides links to ALL your social media sites on each individual listing. If you have a website and you’re on LinkedIn, Facebook, Twitter, or Google+, post links and give buyers the chance to connect with you. If the links don’t appear or existing links don’t work, then you’ve missed out on the best opportunity to connect with a potential buyer.

Sometimes, busy land agents are in a hurry to add a new listing on LANDFLIP and seem to forget the importance of good property description- notice the emphasis is on good. Actually, you need an excellent, well-worded property description, more than just a sentence or two. Other agents that want to show your listing depend on detailed, accurate and relevant information to narrow down property based on their clients’ expressed desires. Don’t let buyer agents and customers waste your time or their own time looking at property that doesn’t suit their needs. Property descriptions “sell” the listing before buyers step foot on the dirt, so make it captivating and interesting!

One last tip before we leave you to get started. Did you know that Friday afternoon is the best time to add new listings? Because we believe that active and engaged customers should be rewarded, updated listings move to the top of the search results. If added on Friday, listings will remain at the top over the weekend, when buyers are doing the most searching on the Internet.

We wish all our valuable customers a season of success and hope that you’ll use these tips to your personal advantage. LANDFLIP prides itself on strong customer support, so if you have questions or would like to know more about our advertising plans and features call us at 877-339-LAND (5236) or send us an email.

LANDFLIP Expands Its Reach Westward, Launching RANCHFLIP.com

RANCHFLIP.com

LANDFLIP, an exclusive real estate marketing platform, is continuing to blaze a trail – albeit a westward one- furthering their reach entering 2012. This week LANDFLIP launched its fourth complementary website, RANCHFLIP.com in beta.

RANCHFLIP will showcase ranch land for sale, including cattle ranches, horse ranches, hunting and recreation ranches, dude ranches, guest ranches and more and will complement LANDFLIP.com, LOTFLIP.com and FARMFLIP.com, which made its debut just last month.

LANDFLIP.com has experienced stellar growth within the last 5 years, largely due to the fact that people now turn to the Internet when beginning their search for all types of land. LANDFLIP’s entire network of land marketing websites offers quality content and ease of use for visitors.

“We are excited to expand the LANDFLIP reach to sellers of ranch land all across the Western landscape,” said Ryan Folk, Founder and CEO of LANDFLIP.com. “Ranch land buyers are an increasingly growing land market segment, and we accommodated the needs of our customers by designing and developing an easy to use platform boasting concise property displays.”

Showcasing ranches on RANCHFLIP will be at no additional cost to existing LANDFLIP customers. Brokers and owners can reap the benefits of broadened listing exposure at one affordable price. At his time, advertising ranch land on RANCHFLIP is limited to our LANDFLIP customers, but once RANCHFLIP exits beta, you can choose to advertise only on RANCHFLIP.

“We are proud of the fact that LANDFLIP has covered the land spectrum with its expanded portfolio of land marketing websites, each one catering to a specific market niche,” said Folk. “People have realized the fact that land is a solid, secure investment and they are turning to the Internet when beginning their search for land.”

To discover idyllic ranch property that suits their unique lifestyle, potential land buyers can search RANCHFLIP based on location, type and price. The new site also features ranch auctions, ranches for lease, and foreclosed ranches.

Visit RANCHFLIP and share our latest specialty site with your friends and professional connections. Please remember  that RANCHFLIP remains in beta version and it is possible users may encounter a few bugs that we need to work out before the official launch. We would appreciate users making us aware of anything out of place or if you encounter an error.  Be assured that the LANDFLIP Team will work diligently to find a solution right away.

Red Letter Days for LANDFLIP in 2011

Red Letter Days for LANDFLIP in 2011With the New Year fast approaching, we at LANDFLIP wanted to take some time to reflect on a fantastic year. We know that 2011 has not been kind to everyone, the unemployment rate is still high and the real estate industry is making a slow recovery, but LANDFLIP is grateful for a year of growth and improvement.

In September 2011 land professionals from all over the U.S. reconvened in Atlanta for the second annual LandThink Summit, hosted and produced by LandThink.com. Participation and sponsorship was strong, as the Summit once again brought together industry experts, investors, and many others who own, sell, and invest in land. A top-notch lineup of expert speakers engaged the crowd with informative sessions on various topics affecting the land the land industry. LandThink Summit 2011 was an event filled with relevant education and professional networking that exceeded our expectations. Thanks again to all of our sponsors, speakers, advisors, contributors, and guests for making this one-of-a-kind land event a huge success!

LANDFLIP launched two new complementary websites in 2011, first LOTFLIP.com and just last month, FARMFLIP.com.  LOTFLIP is a specialized website devoted to land for sale under 20 acres. It’s streamlined and user-friendly, designed to provide buyers and sellers with an easier way to search for smaller parcels of land and residential homesites. LOTFLIP also features lot auctions, lots for lease, and foreclosed lots. The latest addition, FARMFLIP, is devoted to farm land for sale including agricultural land, timberland, pastureland, CRP and other income producing farm land. This year saw record-breaking farm land prices with demand that’s holding steady, and LANDFLIP recognized the need for an interface that would allow potential buyers to quickly and easily search for farms for sale by location, type or price. Both LOTFLIP and FARMFLIP allow land owners and broker’s the opportunity to showcase their listings by purchasing one initial LANDFLIP account at an affordable price.

The explosive popularity of all our Social Media platforms was a high point for LANDFLIP in 2011. Land agents and brokers have the opportunity to connect with LANDFLIP, LandThink, LOTFLIP and FARMFLIP as well as with buyers, sellers, and peers within the land industry. We’ve added new Facebook pages and Twitter pages, and our LinkedIn groups give professionals from all different sectors of the industry a place to join in discussions, network and grow their connections. Additionally, our LandThink Community offers a forum to share ideas, create discussion topics, post replies, give reputation to fellow members and meet new people.

None of our successes this year would have been possible without the support of our loyal advertisers, sponsors, advisors, contributors, and the land buyers and sellers that see the benefits of being associated with LANDFLIP and our expanding network of sites. It’s our goal to keep devising ways to help promote and further the growth of the land industry.  We have big plans and surprises still to come in 2012- stay tuned!

As we prepare to herald in 2012, the LANDFLIP team would like to wish you all the very best of the holiday season and blessings throughout the New Year!
